All Star Labor and Staffing is currently looking for an experience property maintenance candidate for an apartment complex located in Springfield, Or. Hours are from 8am-5pm (ot as needed) Monday through Friday.
A property maintenance technician preserves the physical integrity of real estate by performing routine inspections, diagnosing issues, and executing repairs. They handle plumbing, electrical, and carpentry tasks, prepare vacant units for new tenants, and respond to urgent repair requests.
Key Responsibilities
Routine & Preventative Maintenance: Inspect buildings, grounds, and equipment to identify issues before they cause costly damage. Perform scheduled upkeep on HVAC, plumbing, and electrical systems.
Tenant Requests: Promptly respond to and resolve work orders submitted by residents.
Unit Turnovers: Prepare empty apartments or commercial spaces for new occupants, including deep cleaning, painting, and replacing fixtures.
Exterior Upkeep: Manage groundskeeping, which may include landscaping, snow removal, and parking lot maintenance.
Emergency Response: Participate in on-call rotations to address critical after-hours maintenance emergencies.
Contractor Oversight: Coordinate with and oversee specialized, external contractors for major repairs or renovations.
Core Requirements
Technical Skills: Working knowledge of carpentry, drywall repair, painting, basic plumbing, and electrical troubleshooting.
Certifications: EPA Certification (for HVAC) and CPO (Certified Pool Operator) are frequently preferred.
Physical Capability: Ability to stand for long periods, lift heavy objects (often 20 lbs or more), and use common hand and power tools safely.
Soft Skills: Strong problem-solving abilities, excellent time management, and a customer-service-oriented attitude when dealing with tenants.
