<description><![CDATA[We have two homes in Eugene/Springfield that need to be completed.  Both have assumable loans from private investors.  Both are in process of being partitioned.  Spfd has one bare corner lot + the lot/home and Eugene has two bare lots + the lot/home.  If you're interested in the lot/home but not the bare land, we can be creative and make that work.

1,128 sq ft, 3 bed/2 bath plus shop, 587 7th, Springfield, $215k for two parcels or $150k for the home only

1,639 sq ft + appx 200 sq ft attached double garage, 4 bed/2 bath, 3839 Roosevelt, Eugene, $285k for three parcels or $170k for the home only

These need some serious work done - not just cosmetic. This is what needs to be done on the homes:

587 7th needs all the interior work besides framing:
insulation, sheet rock, electrical, plumbing, heating, cabinets, counters, fixtures, interior doors/trim, etc - it's a framed shell with utilities run to the underneath, but no underfloor water/sewer/electric to tie into.  Also it needs rear porch, front & rear steps, storm drain/gutters, and landscaping.

3839 Roosevelt has been moved there and is good inside/outside, but needs utitity connections, driveway, porches/steps, and possibly some roof patching in the near future.  We've not done a thing to bring utilties to the home but there are close by and we do have permits in hand.  The foundation is complete - yellow house photos below are old.

The loans are interest only, payments go to Cascade or Lawyers Title, 12 to 15% interest, balloons in the near future that can be extended as needed to get the work completed.  These loans are temporary while the homes are getting into financable condition.  But if someone's willing to pay high monthly payments, then they certainly could keep the loans for longer.  Monthly payments are around $2,000 per month on each home but you don't have to pay that much as the terms could be negotiated with me or the private lenders where payments are deferred for a period of time.
<br>
<br>
We're trying to find someone who could do their own work on the homes.  We're not intersted in just getting bids to pay cash for work.  There's lots of contractors in the phone book who'll do that.  We want to trade equity for labor.

<br>
We simply have very little cash, but are property rich.  We have many other projects we're working on and need some help to get these to completion.
